We will simplify all the paperwork and coordinate it with the Notary's office. Our lawyer Marisa Barral will be the protagonist of this stage.
Below we list all the necessary documents, depending on each case they will be some or others.
Documentation of the seller:
Copy of the DNI/NIE of the owners.
(if the house was the habitual residence, the other spouse must also be present, even if they are separated)
Number of the property (it is detailed in the deed of sale).
Nota Simple
CEE Energy Efficiency Certificate (We can arrange this for you.)
IBI receipt + Cadastral reference number
Rubbish, water and electricity bills
Certificate of the owner's bank account
Certificate of debt of the community of owners
Certificate of mortgage debt as of the date of the notary's office (if there is a mortgage).
Certificate of Tax Resident in Spain.
Power of Attorney if representing any of the parties.
Power of attorney if representing a company and company deed.
Documentation of the purchasing party:
Copy of DNI/NIE of purchasers
Power of attorney if represented in this act.
Power of attorney if representing a company and company deed.
Once the documentation has been compiled and presented, the Notary's office prepares a draft of the deed of sale, which we will provide you with prior to the day of signing.
You will be able to read it at your leisure, ask any questions and check for possible typos.
And so we come to the next step, the awaited signing day at the Notary's office.
